The challenge

A patchwork of exhaust cleaning contractors is an AFSS problem waiting to happen

Hotels, pubs and clubs run high-output commercial kitchens that build up grease fast. Across a portfolio of venues (each with complex HVAC serving guest rooms, function spaces and gaming areas), different cleaners at different sites mean inconsistent paperwork and no single accountability. When an AFSS or ESM deadline, an insurer, or a Fire and Rescue NSW request lands, you’re chasing evidence venue by venue.

SAIS Hygiene gives you one accountable partner across the estate. We help keep kitchen-exhaust and HVAC systems maintained to Australian Standards, provide the documentation your insurer and AFSS evidence pack require, schedule around your peak trading hours, and coordinate every venue from one point of contact.

From the bistro kitchen to the gaming-floor servery, our core kitchen exhaust cleaning service covers the canopy, filters, plenum, ductwork and exhaust fan, cleaned to bare metal where accessible, while our HVAC duct cleaning covers the ductwork, coils and air-handling units serving guest rooms, gaming floors and function spaces.

How we help hospitality groups

Kitchen exhaust and HVAC cleaning, built for hospitality venues

Kitchen exhaust cleaning

From main kitchens to satellite prep areas, function-space kitchens and gaming-floor serveries, we maintain the canopy, filters, plenum, vertical and horizontal ductwork, fan housing and rooftop discharge to AS 1851-2012. These are the greasy parts that fail AFSS, photographed before and after on every clean.

HVAC duct cleaning and air quality

Hotels and clubs rely on large-scale HVAC systems for guest comfort and air quality. We clean ductwork, coils and air-handling units in line with AS/NZS 3666.2, keeping the air moving cleanly across the venue.

Flexible scheduling

Hospitality venues trade long hours. Our teams work overnight, on weekends and around events to deliver cleaning that minimises disruption to your guests and operations, including across multiple venues in a group.

Compliance documentation

Every job produces a complete compliance package: before-and-after photos, a certificate of works completed to AS 1851-2012 and detailed reports that drop straight into your AFSS evidence and on-site logbook, ready for insurance renewals and group-level reporting across the portfolio.

Compliance across the estate

Every venue’s AFSS, backed by complete, organised records

A single hotel or club can run a main kitchen, satellite prep areas, function-space kitchens and a gaming-floor servery. Each has its own exhaust load, all feeding the venue’s Annual Fire Safety Statement (AFSS). In NSW, kitchen exhaust maintenance compliance aligned to AS 1851-2012 standards has been mandated under recent fire-safety reforms, with maintenance records kept on site; venues in VIC and QLD sit under analogous essential-safety-measures regimes. SAIS does the AS 1851-2012 maintenance and supplies the records the fire-safety practitioner relies on to endorse the AFSS. SAIS does not sign it.

One documented package

We map every system on site (main, satellite, function and gaming), maintain each to AS 1851-2012, and consolidate it into one package ready for your insurer, fire-safety practitioner and board.

We do the AS 1851-2012 cleaning and document it venue by venue across your group. When your fire-safety practitioner endorses each AFSS, the records they rely on are already complete and drop straight into the on-site logbook.

1,000+ sites serviced across NSW, ACT, VIC, QLD, SA & TAS
20+ years cleaning commercial kitchen exhaust
1 point of contact for your whole group
30+ photos in every report

We have the local crews and scheduling to service multi-venue groups to one consistent standard: same training, same standard, every kitchen on every site. And every clean comes with a detailed report. That is documented evidence you can hand an insurer, auditor or landlord, showing the ductwork, plenum and rooftop fan (the bits that fail AFSS) were actually cleaned, not just the canopy.

How it works

How a venue exhaust clean runs, start to certificate

1

Assess & schedule

We assess every site, set the right cleaning frequency for each kitchen's cooking load, and build one schedule across your whole portfolio.
2

Maintained to standard

Our trained, accredited technicians maintain the canopy, ductwork and fans to AS 1851-2012, working around your trading hours.
3

Documented evidence

You get a detailed report, generally with 30 or more photos, plus a certificate for every job. Documented evidence you can hand an insurer, auditor or landlord.

FAQ

Kitchen exhaust cleaning questions from hotels, pubs and clubs

Can you clean several commercial kitchens on one site?

Yes. Main kitchens, satellite prep areas, function-space kitchens and gaming-floor serveries can all be covered in one visit, maintained to AS 1851-2012 and documented in one package for the whole venue. That means one detailed report, one set of certificates and one logbook entry covering every canopy, duct run and exhaust fan on site.

Will you work around events and gaming hours?

Yes. Our teams work overnight, on weekends and around your event calendar to minimise disruption to trading and guests.

Can you coordinate across multiple venues in our group?

Yes. We service 1,000+ sites across NSW, ACT, VIC, QLD, SA & TAS, with one point of contact coordinating every venue to the same standard and consolidating the reporting for group-level oversight. If a venue sits outside that footprint, we’ll tell you up front.

Do you clean the rooftop fan and ductwork, or just the canopy?

The full system: canopy, filters, plenum, vertical and horizontal ductwork, fan housing and rooftop discharge. These are the greasy parts that fail an AFSS, and they’re exactly what the generally 30 or more photos in each report are there to prove were cleaned, not just the visible canopy.

Will your records satisfy our AFSS and insurer?

Every job comes with a detailed report, generally 30 or more before-and-after photos, plus a certificate of works completed to AS 1851-2012. They drop straight into your AFSS evidence and on-site logbook, ready for your fire-safety practitioner and insurer.

Are your crews competent persons under AS 1851?

In our reading of AS 1851, the maintenance is carried out by a competent person whose standing comes from training and experience, reinforced by our NADCA/ASCS certification, IKECA membership and CM3 audit. SAIS does the AS 1851-2012 maintenance and supplies the records your fire-safety practitioner relies on to endorse each venue’s AFSS. The practitioner signs the statement, not us.

Do you handle HVAC duct cleaning for guest areas too?

Yes. Alongside the kitchen exhaust work, we clean HVAC ductwork, coils and air-handling units in line with AS/NZS 3666.2 across guest rooms, gaming floors and function spaces. It is the same crews and the same documented reporting, so the venue’s kitchen exhaust and air-handling maintenance sit together in one package for your records.

How often does a pub or club kitchen exhaust need cleaning?

It depends on cooking load. High-volume bistro kitchens doing fried or wok cooking typically need cleaning monthly to quarterly, while standard kitchens usually sit on a quarterly to six-monthly cycle. AS 1851-2012 sets annual professional cleaning as the minimum for every commercial kitchen. We assess each venue’s cooking volume and set the frequency per kitchen, so bistros, function kitchens and gaming-floor serveries are each on the right cycle.
