Since the NSW reforms commenced, landlords have leaned harder on tenants over kitchen-exhaust obligations. Two misreadings recur across leased food-court sites: that monthly cleaning is required regardless of cooking type, and that the monthly inspection between professional cleans must be done by an external contractor. For a network of dozens or hundreds of stores, that second misread is an expensive one. In our reading of AS 1851, neither is quite right.

The monthly visual inspection can be carried out by trained store staff working to a documented checklist, rather than requiring an external licensed inspector. Confirm the approach with your fire-safety practitioner or building surveyor. Across a large network that’s the difference between an affordable monthly routine and paying a contractor to attend every store every month.
